We’ve all done it—typed our address into Zillow or another real estate site, just to see what our home is “worth.” Sometimes the number is flattering, sometimes it’s baffling, and sometimes it leaves you scratching your head. But before you celebrate or panic, here’s the truth: your online estimate isn’t wrong, it’s just incomplete.
Almost every client I meet starts the conversation the same way: “Zillow said my home value is…” And my response is always, “Okay, let me see what Zillow can’t see.”
Automated valuation models (AVMs) like Zillow’s Zestimate use algorithms, public records, and recent sales to spit out a number. It’s a helpful starting point, but it doesn’t tell the whole story. These models can’t walk through your front door. They don’t see your new kitchen, the fresh paint, or the custom patio where you host summer barbecues. They also can’t smell the roses in your garden—or the traffic noise from the busy street nearby.
That’s where a Comparative Market Analysis (CMA) or a professional appraisal comes in. Real estate professionals look at the details that algorithms miss:
- Improvements & Upgrades: Did you remodel the bathroom or finish the basement? That matters!
- Condition: Is your home lovingly maintained, or does it need a little TLC?
- Comparable Sales: Not just any sales, but the right ones—homes that truly match yours in size, style, and location.
- Location: Even two houses on the same street can have different values based on views, lot size, or proximity to amenities.
This is why two similar-looking homes can have very different market values. One might have a brand-new roof and a chef’s kitchen, while the other hasn’t been updated in decades. One might back up to a peaceful park, while the other faces a busy intersection.
The bottom line? Online estimates are a great place to start, but they’re just that—a starting point. If you really want to know what your home is worth, let a local expert fill in the gaps and give you the complete picture.
